When you get a lead from your real estate website – how quickly do you act?

Keep in mind that web customers are always in a hurry! We now live in a society that moves and lives at an accelerated pace, with the advent of newer online options like social media and applications via phone, this quick momentum is not going away. For prospective clients, if they can not get the information they are looking for fast, meaning right now, they will move on.

These consumers have a deadly weapon in their hands. With the click of a mouse, they click, click and click again when they get bored. They can also get bored, VERY easily. They will wait, without complaint at the grocery store check out, but online they are very impatient. They’ll move on after waiting for a mere 10 seconds.

If they inquire and you don’t respond, forget it. REALTORS® have to learn to followup immediately or have someone who will! Thousands of on-line leads are mishandled daily by not understanding the urgency of the on line inquiry.

According to an MIT study on lead generation – in respects to contacting and qualifying a lead – your best chance is within a 5 minute window. The MIT study also revealed:

  1. Time of day and day of week each have significant impact, with time of day being the greater of the two.  – Best days to call being Wednesday’s and Thursday around 4-5 pm
  2. Immediacy of response far overshadows both time of day and day of week in its effect on contact and qualification ratios – meaning the sooner the better
  3. Waiting too long and continuing to push for contact unsuccessfully actually hurts your ability to ever make contact and qualify a lead.

Great advice to keep in mind. In order to ensure swift response times, we remind you to make sure that your Preference board via the Redman Workstation is set to the settings that work best for you and that you either have your e-mails directed to your smart phone or have your leads set to send out via text messaging. Get familiar with your work station and processes as it can greatly increase your lead opportunities.
